A flat roof that finally drains
Tapered insulation and a new TPO membrane for a three-unit condo, including roof deck removal and reinstall.

The challenge
Water pooled for days around the rear scupper, and the top-floor unit had two ceiling leaks in one year.
What we did
Core cuts found wet insulation across 30 percent of the roof.
Designed tapered polyiso with crickets to move water to a new enlarged scupper.
Coordinated deck removal and reinstall on new sleepers with the association's carpenter.
Heat-welded TPO with probe-tested seams and new copper edge metal.
The result
Water drains within hours after storms, and the association received a 20-year system warranty certificate.
They gave our three-person board a clear scope and a schedule, then did exactly what they said.
