How we approach it
Most skylight leaks are flashing failures on units installed 20 or 30 years ago. We replace them with new deck-mounted skylights using the manufacturer's step flashing kit and a full ice and water shield collar, which is the detail that stops winter leaks.
Ventilation is where we prevent the ice dams that plague Boston roofs. We measure attic area, check for bath fans venting into the attic, seal air leaks at the top plates and balance soffit intake with ridge exhaust.
