How the estimate works
We divide living area by stories to approximate the footprint, add about 15 percent for overhangs and unheated space, multiply by a pitch factor, then add 10 percent waste. Material and tear-off costs per square are applied, with a labor factor for taller homes.
Real estimates also account for chimneys, dormers, valleys, skylights, decking, copper details, permits and access.

One square is 100 square feet of roof surface. Roof area is larger than your home's footprint because of pitch and overhangs, which is why the calculator adjusts for both.
Steeper roofs have more surface area for the same footprint and need roof brackets, harnesses and slower work. Mansards and very steep slate roofs may also need staging.
